Missoula Residential Market Update 2015 Year End

The residential housing market remains very hot in Missoula. With continued low interest rates for buyers and limited listing inventory (especially under $275,000) the demand for single family housing continues to rise. Now is the perfect time to sell as many new listings are receiving multiple offers and going under contract after very few days on the market. Missoula County 2014 Year End Market Stats

Despite 2014 being my personal best year in real estate, residential sales fell just short (5% less) of 2013’s total for Missoula county.  Local industry professionals believe 2014 would have outperformed 2013 in # of sales if it were not for the extreme weather conditions we experienced in the 1st Quarter. The snow storms and cold weather put sales behind right out of the gate and we never did catch up. With that said it wasn’t a big decline and the average sales price actually increased by 4 % as well. The good news for sellers is that low listing inventory levels (4% less than 2013) make it a good time to sell, while low interest rates continue to keep purchases favorable for buyers.
